Structural Engineer
LOCATION: Lancaster County, PA; Remote
The ideal candidate would have experience in analysis, design and specification of structural timber and concrete products as it relates to residential construction. Additionally, thorough knowledge and understanding of the International Residential Building Code and registration as a Professional Engineer is required. This experience would allow the candidate to support our Internal Operations Team throughout the home design, building permit and construction processes.


Responsibilities:
  1. Structural analysis and building code compliance. 
  2. Design and specification of structural components (i.e. beams, joists, columns, footings, foundations, reinforced slabs, retaining walls, etc.).
  3. Coordination with the Home Drafting, Design, Sales and Civil Engineering teams as it relates to the structural design of the home.
  4. Coordination with truss and joist vendors, as needed.
  5. Assist the Permitting Team with responding to comments provided by municipalities during the Building Permit application process.
  6. Provide support to the Production Team for resolving field issues using acceptable engineering practice.


Desired Skills & Experience
  1. Minimum 5 years of work experience in Structural Engineering with an engineering/ architectural firm or home builder.
  2. Professional Engineer registration in Pennsylvania or Maryland and the immediate ability to become licensed in both states.
  3. In-depth knowledge of residential structural design, the International Residential Code (IRC) and structural analysis/design software.

Administrative Coordinator
LOCATION: Lancaster, PA

POSITION SUMMARY:
Coordinates, oversees, and/or performs a wide variety of administrative office and support activities for Keystone. The AC serves as primary point of operational and administrative contact for internal and external information as it relates to office management, payroll/time and attendance, and property management. The AC is responsible for maintaining an organized office, performing bookkeeping, processing bi-weekly payroll, some additional clerical duties, and assist other staff as needed with administrative tasks/questions.

Civil CAD Designer
LOCATION: Lancaster County, PA
The ideal candidate would have experience in land development engineering and would have the ability to site residential home locations, design lot grading and prepare plot plans for building permit applications.


RESPONSIBILITIES:
  1. Prepare residential plot plans using AutoCAD Civil 3D. This includes setting grades/elevations, driveway designs, utility designs and earthwork analysis.
  2. Prepare overall grading plans for an entire community, perform earthwork calculations and adjust grading for earthwork balance as needed.
  3. Follow the Engineering Team’s CAD standards and procedures to ensure deliverables are prepared with quality and consistency in mind.

Desired Skills & Experience

On-Your-Lot Construction Manager
LOCATION: Will Travel to All KCH Locations (Lancaster, York, Harrisburg, Baltimore, Frederick)
POSITION SUMMARY
Manage all aspects of the home building process according to Keystone Custom Homes’ quality standards while adhering to budget, maintaining the construction schedule and achieving high levels of customer satisfaction. Focus will be to coordinate mobilization, site readiness, and foundation start across all of KCH’s locations.


PRIMARY RESPONSIBILITIES
1.    Scheduling
  • Consistently start and deliver homes on time in order to meet established closing dates.
  • Effectively schedule all construction activities to ensure a smooth, efficient production process.
  • Provide the RCM with schedule information for weekly updates.
  • Understand, update and maintain the current lead times for trade partner and suppliers.
  • Schedule and obtain all necessary building inspections as required. 
  • Effectively communicate current and future production schedule requirements to trade partners and suppliers.
  • Consistently look for ways to reduce cycle times by implementing more effective construction methods.

2.    Material Management
  • Assist with the development of accurate material estimates.
  • Monitor estimates and update them for accuracy as necessary.
  • Inspect or ensure material deliveries are accurate regarding quality and quantity and handle any discrepancies on site.
  • Ensure the proper timing of deliveries and the storage of materials to guard against theft of damage.

3.    Trade Partner Management
  • Develop cooperative, mutually supportive relationships with all trade partners. 
  • Ensure trade partners understand and adhere to established scopes of work, schedules and quality standards.
  • Ensure Proper communication, direction and support is provided to all new trade partners regarding the company’s policies and procedures.
  • Solicit feedback from trade partners on methods of improving processes, systems, materials and techniques.

4.    Maintain Safety Standards
  • Serve as an on-site example by complying with all established safety standards.
  • Ensure all site personnel comply fully with the company’s safety standards as well as with OSHA standards.
  • Monitor job sites daily using the Community Safety Checklist and address apparent safety issues immediately.
  • Accompany OSHA inspectors on site visits and provide documentation they require.
  • Ensure all job site accidents are properly handled and documented.
  • Maintain all OSHA-required items in the construction office (i.e., HAZCOM Book, written safety program, MSDS sheets, first-aid kits, poster, etc.).

5.    Job Site Management
  • Monitor and maintain the cleanliness and appearance of all subdivision entryways, streets and common areas. Ensure home site sign is installed correctly.
  • Monitor construction sites to ensure access to models and homes, trash removal, organization and neatness of construction materials and location of site equipment.
  • Install and maintain temporary walkways for all homes under construction in accordance with seasonal requirements.
  • Ensure job site construction debris is removed in accordance with company standards.
  • Ensure all trade partners dispose of personal trash in the proper receptacles.

6.    Quality Control
  • At each stage of construction, ensure all homes are clean and ready for the next phase.
  • Maintain current knowledge of all applicable building code requirements.
  • Ensure trade partners maintain quality control by adhering to plans and specifications.
  • Constantly look for ways to improve quality and communication and make any necessary changes.
  • Ensure the thorough completion of all items noted by Quality Control Team (QCT) during the Quality Control Walk (QCW). Any items noted are to be completed before homeowner celebration.
  • Conduct thorough, professional new home celebrations and obtain customer sign-off prior to closing.


7.    Homeowner Relations
  • Maintain a courteous, professional relationship with all homeowners.
  • Ensure homeowners are notified weekly and up to date on the construction of their home.
  • Conduct the required meetings with Homeowners. These can include but not limited to Pre-Construction Meetings, Stage One Meetings (pre drywall), Celebrations (settlement).
  • Respond immediately to customer’s questions or concerns.
  • Discuss and set expectations of 3rd party survey with homeowners. Customer satisfaction is paramount to the success of the Construction Manager and Keystone Custom Homes

8.    Leadership and Management
  • Through proper planning and organization, minimize the occurrence of crisis situations.
  • Effectively prioritize responsibilities and action (“first things first”). 
  • Maintain a professional relationship with all homeowners, inspectors, trade partners and company personnel.
  • Provide assistance in the training and development of other construction team members.
  • Provide motivation and support to other construction team members.

9.    Construction Cost Management.
  • Monitor the VPO report weekly with the RCM.
  • Review and thoroughly understand the scopes of work in order to make decisions regarding enforcement and to authorize payment. 
  • Continually monitor job sites for inefficiencies and waste and take action as necessary
  • Review all job cost reports on a monthly basis.


OTHER DUTIES AND RESPONSIBILITIES
1.    Meet monthly with NHA for Neighborhood Quality Team (NQT) meeting.
2.    Communicate and establish relationships with county officials, land developers, engineers, utilities and home inspectors.
3.    Maintain a thorough understanding of the company’s warranty standards and systems and assist the customer care staff with any questions or issues after closing.
4.    Provide or contribute to all reports required by management.

Permit Assistant
LOCATION: Lancaster, PA
Manage the permitting process to ensure the timely, efficient attainment of all building permits.  Act as a liaison both internally and externally regarding all building codes, township regulations, and permit process issues.
Areas of Responsibility:
I.  Permit Application.
  • Acquire all paperwork needed to apply for building permits based on the jurisdiction of applicable building authorities (i.e., forms to be submitted to the township or municipal authority). 
  • Assemble the permit application packet for review by the Director of Engineering.
  • Scan the permit application packet into the electronic job file, note the application date in KeyChoices, and overnight it to the appropriate township or municipal authority.
  • Communicate any delays or challenges presented by townships or municipalities to all parties involved (i.e., additional fees due, insufficient municipal staff to expediently process permits, etc.).  
  • Manage the permitting process to ensure permits are delivered according to established timeframes.
  • Update tracking information on the decision dashboard on a daily basis.
  • Submit payment for permits and other construction-related fees in a timely manner, using the established check request process.
II.  Construction Documents           
  • Record the permit numbers and date of receipt in the KeyChoices system as permits are received.
  • Scan all permits received into Keystone’s electronic job files and prep them for pickup by the Builders and the production team.
  • Coordinate the distribution of redlined plans to the CAD department to ensure the timely update/revision of final plans.
III. Code Compliance.
  • Ensure job level code compliance for all standard plans and plan changes.
  • Serve as the company’s primary resource regarding code updates, changes and impacts.  Communicate code updates/changes to the Job Plans department and the rest of the company as necessary.
  • Attend seminars, demonstration shows and code-related training courses as needed.
  • Maintain strong working relationships and open lines of communication with code officials via daily e-mails and phone calls.
  • Answer questions from the field regarding job plans, code compliance, etc.
IV.  General Duties
  • Set up meetings with building inspectors and designated Keystone team members (i.e., Director of Engineering, production and CAD team members) in new jurisdictions to ensure a thorough understanding of the building guidelines for the new community.
  • Coordinate the set-up of new accounts for utilities as needed (i.e., water).
  • Visit township/municipal officials on an ongoing and as needed basis to maintain strong working relationships and to identify and resolve issues in a timely manner.
  • Maintain open lines of communication between the engineering and land development departments.
  • Attend the biweekly engineering meetings.
  • Pursue continuing education opportunities as able (i.e., articles, tapes, seminars, etc.)

Supply Chain Manager
LOCATION: Lancaster, PA
Identify, qualify and maintain a balanced vendor base for all functions, and effectively manage the product pricing database.


PRIMARY RESPONSIBILITIES

Trade Partner and Supplier Selection
1.    Build a balanced vendor base for all functions.
2.    Assist in recruiting and hiring all trade partners and suppliers according to the established vendor selection process.
3.    Ensure trade partner bids are in compliance with established plans and specifications and are competitive and complete in accordance with the company’s quality standards.
4.    Use analysis tools to perform bid comparisons.
5.    Introduce new trade partners and suppliers to the company’s “Partner Portal” website.
6.    Negotiate prices with trade partners and suppliers.
7.    Produce vendor announcement and introduction notifications.

Trade Partner and Supplier Management
1.    Manage vendor assignments and vendor loading, and assisting distributing trade partner schedules via e-mail and via the “Partner Portal” website.
2.    Oversee the trade partner and supplier rating process and review team member feedback on trade and supplier performance.
3.    Serve as the primary trade partner contact for any questions or concerns.
4.    Attend construction meetings as necessary to address vendor issues, scope of work changes, the vendor rating process, etc.
5.    Assist Construction Managers and service personnel in resolving problems with incomplete or unsatisfactory work by trade partners.
6.    Conduct trade partner terminations following the I.O Manager’s review and approval.
7.    Oversee the maintenance of a vendor information database with all current contact information, utilized and shared within I.O.
8.    Participate in any Trade Partner meetings and assist trade partners with the training necessary to run their businesses more profitably, while working with Keystone Custom Homes

Cost Control and Reduction
1.    Re-bid trade partners where cost increases are incurred and adjust allocation of communities.
2.    Communicate any substantial hard cost changes to the I.O Manager
3.    In relationships with trade partners, maintain an active commitment to reducing cost and increasing service with all trades
4.    Alert the I.O Manager immediately regarding any potential cost increases or liabilities that could affect the budget of ongoing and new projects and provide your suggested action plan to return to original pricing.

Product Information Development and Maintenance
1.    Create new and maintain the company’s master specifications, scopes of work and vendor contracts as needed in accordance with established guidelines.
2.    Assist with the value engineering of plans and specifications, as requested.
3.    Oversee unit cost data formation, integration and upkeep with estimating.
4.    Secure all pricing information based on the product specifications established and acquire all pricing from trade partners.
5.    Input and maintain all product pricing information in the purchasing system and insure it matches the master specifications.
6.    Maintain open lines of communication with estimating, and make recommendations regarding product changes and improvements.
7.    Maintain an ongoing awareness of current events and market trends, and plan strategically to ensure the availability of affordable materials and products.

OTHER DUTIES AND RESPONSIBILITIES
1.    Work together with other Supply Chain Managers, if any, to manage the “Partner Portal” website content.
2.    Assist accounting with the resolution of vendor payment disputes and other vendor questions; as well as the I.O Manager.
3.    Manage the company’s rebate and model home discounts.
4.    Serve as a member of the product development committee, and participate in the PDR review process.

LOCATION: Remote
PRIMARY RESPONSIBILITY

•    Manage the scheduling for VP of Internal Operations.
•    Initiate meeting requests, schedule Zoom calls and appointments, monitor attendees and assign meeting rooms, coordinate relevant resource documents, and contact information ensuring details are available on any synced device.
•    Respond to and monitor internal and external correspondence and telephone calls with accurate and reliable details. Relay information to related parties and solicit additional information, as necessary.

Assistant Construction Manager

POSITION SUMMARY
Assist the Builder with managing the overall quality of construction and ensuring the timely completion of new homes in accordance with established budgets, policies and procedures. Through the training and guidance of the Builder become proficient in every phase of the construction process and be promoted to Construction Manager within a year.


PRIMARY RESPONSIBILITIES
  • Scheduling
      • Assist the Builder in monitoring and maintaining the construction schedule for each home. 
      • Assist the Builder in ensuring the delivery of all homes in accordance with the construction schedule and established closing dates.
  • Materials Management
      • Assist the builder in all aspects of materials management. 
      • Assist with managing the delivery, storage and installation of all materials in accordance with established company policies and procedures in order to minimize damage and theft.
      • Inspect and count delivered materials to ensure they match the appropriate purchase orders.
      • Keep accurate records of all materials and report any variances to the Builder.
      • Assist in maintaining proper documentation of supplier performance to include problems, issues and communication.
  • Trade Partner Management
      • Participate in developing cooperative, mutually supportive partnerships with all trade partners
      • Understand the established scopes of work, schedules, checklists and quality standards, and assist the Builder in obtaining 100% completion of all work.

      • Ensure the thorough completion of all items noted by Quality Control Team (QCT) during the Quality Control Walk (QCW). Any items noted are to be completed before homeowner celebration.
      • Conduct thorough, professional new home celebrations and obtain customer sign-off prior to closing.
  • Homeowner Relations
      • Maintain a courteous, professional relationship with all homeowners.
      • Ensure homeowners are notified weekly and up to date on the construction of their home.
      • Conduct the required meetings with Homeowners. These can include but not limited to Pre-Construction Meetings, Stage One Meetings (pre drywall), Celebrations (settlement).
      • Respond immediately to customer’s questions or concerns.
      • Discuss and set expectations of 3rd party survey with homeowners. Customer satisfaction is paramount to the success of the Construction Manager and Keystone Custom Homes.
  • Leadership and Management
      • Through proper planning and organization, minimize the occurrence of crisis situations.
      • Effectively prioritize responsibilities and action (“first things first”). 
      • Maintain a professional relationship with all homeowners, inspectors, trade partners and company personnel.
      • Provide assistance in the training and development of other construction team members.
      • Provide motivation and support to other construction team members.
  • Construction Cost Management.
      • Monitor the VPO report weekly with the RCM
      • Review and thoroughly understand the scopes of work in order to make decisions regarding enforcement and to authorize payment. 
      • Continually monitor job sites for inefficiencies and waste and take action as necessary.
      • Review all job cost reports on a monthly basis.

    OTHER DUTIES AND RESPONSIBILITIES
  • Meet monthly with NHA for Neighborhood Quality Team (NQT) meeting
  • Communicate and establish relationships with county officials, land developers, engineers, utilities and home inspectors.
  • Maintain a thorough understanding of the company’s warranty standards and systems and assist the customer care staff with any questions or issues after closing.
  • Provide or contribute to all reports required by management
  • Fast track special projects as necessary.
  • Support and promote the company’s mission statement, vision and core values.
  • Assist with all other projects and tasks as directed by management.

    Home Care Technician
    LOCATION: Lancaster County, PA; Montgomery County, PA; Frederick, MD
    POSITION SUMMARY
    Represent Keystone Custom Homes to our customers via phone and in person. Assist in remedying any Customer Service and Warranty issues that may arise. Manage all aspects of the customer care process according to Keystone Custom Homes’ quality standards while maintaining open communication with the Home Care Manager, using hands on skills to complete warrantable items and achieving the highest levels of customer satisfaction.

    PRIMARY RESPONSIBILITIES
  • Material Management
      • Manage and care for all tools and materials provided by KCH.
      • Follow all safety guidelines for all tools and materials. 
      • Track materials used and have them replenished as needed by notifying the HCM.
      • Maintain maintenance on company vehicles. Oil Change every 5k miles. Vans are always to be clean both inside and outside.
  • Trade Partner Management
      • Develop cooperative, mutually supportive relationships with all trade partners. 
      • Ensure trade partners understand and adhere to established scopes of work, schedules, quality standards and KCH’s warranty.
      • Utilize proper management techniques to ensure conflicts with trade partners do not occur.
      • Assist with recruiting trade partners not supplied by I/O.
      • Ensure Proper communication, direction and support is provided to all new trade partners regarding the company’s warranty policies and procedures.
      • Solicit feedback from trade partners on methods of improving processes, systems, materials and techniques
  • Maintain Safety Standards
      • Serve as an on-site example by complying with all established safety standards.
      • Ensure all site personnel comply fully with the company’s safety standards as well as with OSHA standards.
      • Ensure all job site accidents are properly handled and documented.
  • Quality Control
      • Maintain a thorough understanding of the company’s warranty standards and systems within the Keystone Limited One Year Warranty.
      • Assist QCM in drilling down and finding root cause of reoccurring defects.
  • Homeowner Relations
      • Maintain a courteous, professional relationship with all homeowners.
      • Ensure homeowners are notified and up to date on the status of any outstanding items that need to be completed.
      • The utmost respect and care should be taken when working in or around a customer’s home. It should be left cleaner and neater then when you arrived.

    3. Hands on experience is a must (i.e. drywall patching, painting, door adjustments, floor squeak correction, etc.)
