Building a Classic South Carolina Home

South Carolina's classic home styles originate from historical southern architecture, which pulled design elements from inspirations such as Georgian, Colonial, and Greek Revival. From Lowcountry charm to historic Charleston styles, building a classic South Carolina home is a beautiful way to start your future.

Understanding South Carolina design elements, learning about the building process, and finding the right partner for your journey can help you move into the home of your dreams.

What Defines Timeless South Carolina Architecture?

History and geography play a significant role in Southern home styles. Classic South Carolina architecture is inspired by and based on the following elements:

Historic South Carolina Homes

South Carolina's traditional homes are a reflection of its rich history. Their designs are deeply influenced by various architectural styles that blended and evolved into today's beautiful homes.

Colonial architecture emerged during the early settlement period. It emphasized function and practicality with characteristics such as two-to-three stories, ample living space, fireplaces, and wood or brick facades. Colonial homes are also known for their divided-light window designs and plain exteriors with minimal embellishments.

Georgian architecture became a dominant style as Charleston became a wealthy port city. This style prioritized balance, symmetry, and proportion. Precise brickwork patterns, uniform window placement, grand staircases, and elaborate detailing refined the simpler Colonial styles of the time.

South Carolina also pulled details such as triangular gables, front-facing porticos, decks on multiple stories, grand entrances, and decorative moldings from Greek Revival architecture. This style brought a sense of monumental grandeur to residential homes.

Charleston-Style Homes

Charleston-style homes are known for their iconic “single-home” design that was originally a practical response to the area's urban environment. These designs are often long and sit perpendicular to the street, with a narrow front facing the street and spanning the width of a single room. They may include a central hall plan with a side entrance and piazzas that run the length of the structure.

Charleston-style homes' interior layouts help optimize cross-ventilation to maintain cooler temperatures in the summer. These homes maximize space on narrow homesites, and their exteriors can vary from Victorian to federal styles.

Southern Traditional Homes

Southern farmhouses are recognized for their beautiful simplicity, practicality, and rustic charm. They often feature rectangular layouts with gabled roofs and large, welcoming front porches that foster community. Another feature of Southern farmhouses is the use of natural materials for durable construction.

Southern cottages are intimate homes with intricate architectural details. Steeply pitched roofs, inviting front gardens, and decorative trim give them a picturesque appeal. While Southern cottages are more compact, they prioritize comfort, efficient space utilization, and a welcoming aesthetic.

Modern Floorplans That Cater to Traditional South Carolina Styles

Keystone Custom Homes designs and builds modern floorplans that feature many of the characteristics celebrated in South Carolina architecture. Our award-winning designs incorporate classic Southern influences such as:

  • Multiple stories: Many of our floorplans have multiple stories, some of which have more than one porch for relaxing outdoors.
  • Fireplaces: Several floorplans have indoor fireplaces, including Savannah's statement gas unit with stone facing. Caldwell has the option for two fireplaces — one in the Family Room and another outdoors.
  • Triangular gables: Blending the spirit of Greek Revival design with Southern appeal, Covington and Magnolia floorplans are two options that showcase triangular gables.
  • Steeply pitched roofs: Cathedral-style rooms go hand in hand with steeply pitched roofs. Nottingham and Savannah are two popular South Carolina-style floorplans with these features.
  • Large front porches: While many of our most popular floorplans feature welcoming front porches, Nottingham and Devonshire highlight outdoor living with deep-set, spacious porches synonymous with Southern Traditional architecture.

From intimate cottages and spacious farmhouses to elaborate Charleston-style single homes, our approach to design centers on bringing your vision to life. Make any floorplan your own by choosing from thousands of design combinations to highlight Southern staples like divided-light windows, natural exterior materials, and more.

How Keystone Custom Homes Brings Your Vision to Life

When you trust Keystone Custom Homes for design and construction, the following process turns your vision into your new home:

The Pre-construction Roadmap

Selecting a location is the first big decision you will make. It's important to choose a community that matches your lifestyle and desired commute. Once you find a community, you can start looking for your floorplan. Working with an experienced builder for the homesite and design makes this stage smoother. We are here to help you choose the perfect location and floorplan to meet your precise needs.

After finalizing a floorplan, your New Home Advisor will ensure your selection matches your vision. They will review the project timeline and construction costs so you know what to expect before signing. We will also review your desired budget, helping you find the ideal financing plan.

Next, you will meet with your Designer to choose from a range of structural, electrical, and mechanical options. These may include details such as Bath and Kitchen layouts, wall additions or removals, outlet placements, and bump-outs. After finalizing your structural details, you will meet with a Designer who guides you through the final finish options.

The Construction Timeline

Once the Construction Manager has reviewed your plans and details, the construction schedule, and your expectations of the process, building begins.

We will regularly provide progress updates through the MyKCH App, a fast, convenient way to stay updated throughout your new home's construction process. It lets you communicate with your construction team, receiving direct messages and photos in every phase. This tool helps ensure transparency and peace of mind until your home is move-in ready.

When your new home is ready, you get to fully explore it yourself during a celebration walk-through. This is when the Construction Manager walks you through each room to inspect details and review the warranty information.
